I <br /> -3- <br /> A. Phase 1: A minimum of 32 automotive parking spaces shall be provided as <br /> part of phase one, including 2 accessible spaces, one of which must be van <br /> accessible. <br /> B. Phase II: The remainder of 70 automotive spaces shall be provided as part <br /> of phase two, including 3 additional accessible spaces. <br /> 3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) i <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten (10) foot wide landscaped strip shall be installed across the <br /> frontage of the project site, and shall be completed during phase two. <br /> 2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas,or other permanent facilities shall be landscaped. <br /> 3) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. Twenty trees shall be planted <br /> (six during phase one and 14 during phase two), evenly spaced throughout the <br /> parking lot. (Development Title Section 9-1020.6) <br /> 4) Landscape plans, prepared by a Landscape Architect, shall be submitted with <br /> the Site Plans. <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> 1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. <br /> The design of the driveway shall allow trucks to enter and exit the property 1 <br /> without entering into the opposing lane of traffic.
