(Development Title Section 9-505.7) <br /> 3) The southern most driveway leading to the project area shall be marked for <br /> one-way traffic only or be increased to a minimum of 25 feet wide to allow two- <br /> way traffic. All driveways utilized by this project shall be contained on the <br /> project site. <br /> j. SIGNS: The proposed monument sign shall not exceed 60 square feet per sign <br /> face and shall not exceed six feet in height. (Development Title Section 9-1710.4) <br /> Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. All portions of any sign shall be set back a minimum <br /> of five (5) feet from any future right-of-way line, including any comer cut-off(snipe). <br /> (Development Title Section 9-1717.2[g]) <br /> k. FENCING: The proposed fence shall be consistent with Chapter 9-1022.3 of the <br /> Development Title. <br /> 1. MOBILE HOME: The applicant shall submit a building permit to put the existing <br /> mobile home on permanent foundation or submit an application with the Planning <br /> Division to designate it as a "Farm Labor Mobile Home". <br /> m. BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> 1) The proposed use will change the occupancy from a U-3, R-3 occupancy to a B <br /> and F-1 occupancy (U.B.C. Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, <br /> mechanical,electrical,energy and disabled access requirements. <br /> 2) Provide restrooms conforming with all disabled access requirements (C.C_R., <br /> Title 24). <br /> n. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building <br /> permit: <br /> 1) Fire flow will be provided for proposed buildings by the use of: <br /> A. Appendix III-A of the Uniform Fire Code (public water mains). <br /> -OR- <br /> B. NFPA 1231 of the National Fire Code(static water supply). <br />
