Condltlons <br /> Major Subdivision Application No.PA-0500509 was approved by the Board of Supervisors an <br /> November 14,2006, The effective date of approval is November 14,2006. This tentative map <br /> approval will expire on November 23,2009,which Is three(3)years from the effective date of <br /> approval, unless(1)all Conditions of Approval have been compiled with and(2)a Final Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map, Those Conditions followed by a Section Number <br /> have been identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Mo Hatef,468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map <br /> dated October 9,2006. <br /> b. LOT SIZE AND WIDTH; the following lot size and width regulations shall apply to this map: <br /> (1) The average lot width for all lots in this proposed subdivision shall be equal to or greater than <br /> the minimum lot width required(60 feet).(Development Title Section 9-310.4[a)[1)) <br /> (2) individual comer lots shall not have a lot width of less than 50 feet. (Development Title <br /> Section 9-3%4[x)[2) <br /> (3) All parcels shall have a minimum lot area of 8,000 square feet.(Development Title Section 9- <br /> 310.31 General Plan Vol.11,pg VI-15,Policy 2) <br /> c. COMMON AREAS:Common areas shall be maintained through a Homeowners or property Owners <br /> Association. <br /> d. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance: <br /> (1) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> A. The removal of a Native Oak Tree shall require an approved Improvement Plan <br /> application. Replacement of any tree removed under Development Title Section 9-1505.3 <br /> shall be as specified in Section 9-1505.4. <br /> B. If the tree is to remain, development constraints shall be noted on the subdivision plans, <br /> consistent with Section 1505.5 of the Development Title. <br /> C. Heritage Oak Trees shall not be removed. <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020A of the Development Title. <br /> (2) Landscape plans,prepared by a Landscape Architect,shall be submitted by the subdivider to <br /> the Planning D•vector for approval. <br /> I. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director.
