g. SCREENING: Screening shell be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the northern <br /> property lines of Lots 3 through 11 and along the western property line of Lot 1. (Development <br /> Title Section 9-1022.4[d)[1]) <br /> h. NOISE WALL: Pursuant to the noise study prepared by Charles M.Salter Associates,Inc.on <br /> September 27,2005,an eleven-foot barrier between Highway 12/88 and the northern property <br /> lines of lots 1, 87-102. 108, 109,and 112-115 and eastern property lines of Lots 115 and 116 <br /> shall be constructed. Additionally,a five-foot tall barrier shall be required from Lots 12 through 20. <br /> The wall shall be included in the subdivision improvement plans. (Development Title Section 9- <br /> 1150.10) <br /> i. WALLS: A wall is required along the northern proparty line of Lots 3-20.87-114, the western <br /> property line of Lots 24,25,81-85,the southern property line of Lots 25-47 and the eastem property <br /> line of Lots 2,79,48,and 115-117 where access is prohibited. The wall shall be a minimum of six <br /> (6)feet high,of uniform design and constructed of masonry. (Development Tide Section 91150.10). <br /> Additionally,the wall shall he constructed pursuant to the height requirements of the noise study_ <br /> The wall shall be included on the subdivision Improvement plans. The wall shall respect comer sight <br /> distance snipe requirements. <br /> j. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b),the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the Inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniences or discomforts shall not be considered to be a nuisance. <br /> k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow and hydrants shall be supplied in accordance with Appendix III-A and III-8 of the <br /> California Fire Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) The planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the map for record. Contact Fire Prevention at 209-468-3380 to <br /> schedule an Inspection of the completed road. <br /> (4) The project shall comply with the San Joaquin County Development Tide Standard 9-1150.18. <br /> (Road Naming Procedures) Please contact the Community Development Department at 468- <br /> 2193 to complete this process prior to requesting Fire Department approval. <br /> (5) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction having authority. <br /> ZLO/900 A317 HK00 3PS 89L889480Z XVJ ZO:LL 8002/ZO/ZL <br />
