PA-0500509 AND ZONE RECLASSIFICATION APPLICATION NO. PA-0500844 OF _ CLiESI, DONALD(CIO BLACK MOUNTAIN DEVELOPMENT)(AP - 019-110-12, 20, and 26)(x'X400 EAST STATE ROUTE 88, LOCKEFORD) The applican ,has-sh�iede above referenced Major Subdivision application to subdivide three'parcels totaling 41.9 acres into 159 residential lots averaging 8,000 square feet each, and a Zone Reclassification application to change approximately 19.0 acres from AU-20 (Agriculture Urban Reserve, 20-acre minimum) to R-L (Low Density Residential). The properties have a General Plan designation of RIL (Low Density Residential) and are zoned R-L (Low Density Residential) and AU-20 (Agriculture Urban Reserve, 20 acre minimum), The subdivision is contingent upon approval of the Zone Reclassification application by the Board of Supervisors. The project site is located on the south side of State Route 88 and 500 feet east of Sierra Drive, northeast of Lodi in Lockeford. The Community Development Department has reviewed the project and offers the following comments: Background On July 27, 1993, the Board of Supervisors approved General Plan Amendment application No. GP-93-02 to change the General Plan designation of 18,95 acres from AIG (General Agriculture) to RIL (Low Density Residential). On the same date, the Board of Supervisors approved Zone Reclassification application No. ZR-93-02 to change the zoning from AG-40 (General Agriculture- 40 acre minimum) to AU-20 (Agriculture Urban Reserve- 20 acre minimum). The parcel has since remained undeveloped.
