COUNTY PUBLIC WORKS 209 468 2999 P.01 <br /> LOCKEFORD COMMUNITY SERVICES DISTRICT <br /> PRELIMINARY SUBDIVISION IMPROVEMENT AGREEMENT <br /> THIS AGREEMENT is made this A 2 day of November, 1992, by and <br /> between the Lockeford Community cervices District, a community <br /> services district ("District") and MORADA PROPERTY INVESTOR, a <br /> California corporation ("Developer") , both of whQ1R agree as <br /> follows : <br /> RECITALS <br /> A. Developer owns a 12 acre piece of real property in the <br /> community of Lockeford and adjacent to, but not within the <br /> boundaries of, the District, as described on Exhibit "A" <br /> ("Property") . <br /> B. Developer plans to develop the property, commonly called <br /> Lockeford Bluffs, No. 2 , a residential subdivision consisting of up <br /> to 15 single family residences ("project") . <br /> G. Developer desires to annex the Property to the District <br /> and to obtain water and sewrar nnrvin.. +„ aorva the DrojQct from tha <br /> District. <br /> D. In order to develop the Projeot, Developer needs to obtain <br /> approval of an appropriate tentative map and rezoning from the <br /> County of San Joaquin and approval of annexation to the District <br /> from the San Joaquin Local Agency Formation Commission. <br /> NOW, THEREFORE, the parties mutually agree as follows: <br /> 1. Preliminary Plana The Developer at its sole cost and <br /> expense, in consultation with the District and the District <br /> engineer, shall design and prepare preliminary plans and a <br /> feasibility study to determine in general the nature, extent and <br /> size of the water and sewer improvements, facilities and expansiohs <br /> necessary to serve the Project, including both on-site and off-site <br /> ixyrovementa, and shall submit the preliminary plans to the <br /> District for approval.
