THE REQUEST <br /> IS TO ALLOW A FULL SERVICE RESTAURANT IN THE EXISTING MINI-MART, <br /> LOCATE ON THE SOUTHWEST CORNER OF STATE HIGHWAY ROUTE 88 AND <br /> KETTLEMAN LANE. SOUTHWEST OF LOCKEFORD. (DISTRICT 4). <br /> APPLICANT: Mou Hok and Lynn Tang APN: 063-160-23 <br /> INFORMATION: <br /> The site is not currently located within a.Federal Flood Insurance Administration Designated Flood Hazard Area. In <br /> addition, the existing San Joaquin County and City of Stockton Flood Insurance Studies, which delineate flood risks, <br /> tloodplains and tloodway areas, are currently being reevaluated. The reevaluation is being conducted by the Federal <br /> Emergency Management Agency, Region 1X, Building 105, Presidio of San Francisco, California 94129-1250, <br /> telephone (415) 923-7186. The reevaluation may delineate additional flood risks. The official flood maps are <br /> available for review at the Department of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps <br /> will be updated when the reevaluation process is completed. <br /> Kettleman .Lane has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> State Highwav Route 88 has an existing right-of-way width of 80 feet and a planned right-of-way width per <br /> Caltrans. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-11415.4) <br /> ?_ Any dedications, improvements or permits for State Highway Route 88 shall be as required by Caltrans. <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is 5143.38 per additional daily trip-end generated in <br /> the Lockeford area. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 4. A copy of the Improvement Plan shall be submitted prior to release of building permit. <br /> 5.
