It is currently an orchard. No structures exist. <br /> Water is pumped from the river. Electricity is available.(Location map is on the TPM) <br /> The site is Zoned AG 40. <br /> VThe site consists of 88 acres, two parcels, Parcel 2 being next to the Mokelumne River and Parcel <br /> 1 having frontage on Highway 88. -4� - fe /?R <br /> /There are no wells, septic systems,pastures,pools, natural drainage courses,ponds or waterways <br /> i on the land to be subdivided. <br /> PRESENT/PAST USES OF THE SITE SECTION <br /> The current crop is walnuts. The land was purchased in 1989 by the owner. The previous owner <br /> also raised walnuts. The 1957 aerial does not show the orchard. The 1984 aerial shows the trees <br /> all the way to the river. The Agricultural Commissioner of SJC furnished the chemical use <br /> available for the last 5 years and is included in this report. <br /> EXISTING/PROPOSED SEPTIC TANK USAGE <br /> /The EDR repair records of septic systems was researched for repairs in the vicinity. Few records <br /> exist within the area. The parcel sizes proposed provides <br /> adequate room for residential use to include a second unit dwelling. <br /> GROUNDWATER INFORMATION <br /> The map Lines of Equal Depth to Groundwater, Spring 1999 show approximately 110 feet to <br /> static water. <br /> There are no recognized existing/potential groundwater contamination issues in the proximity of <br /> the site. <br /> No wells exists on the parcels. New wells should be tested for DBCP and Nitrates. <br /> 1. <br />
