CONDITIONS OF APPROVAL <br />UP -01-8 <br />Vintage Grapevine, Inc. <br />Use Permit Application No. UP -01-8 was approved by the San Joaquin County Planning Commission <br />on August 2, 2001. The effective date of approval is August 12, 2001. This approval will expire on <br />February 11, 2003, which is 18 months from the effective date of approval, unless (1) all Conditions <br />of Approval have been complied with, (2) all necessary building permits have been secured and <br />remain in force, and (3) all necessary permits from other agencies have been secured and remain in <br />force. <br />Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br />prior to the establishment of the use and the issuance of any building permits. Those Conditions <br />followed by a Section Number have been identified as Ordinance requirements pertinent to this <br />application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br />apply. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: JenniferJolley,468-3161) <br />a. BUILDING PERMIT: Submit an "APPLICATION -COMMERCIAL BUILDING PERMIT'. The Site <br />Plan required as a part of the building permit must be prepared by.a registered civil engineer or <br />licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br />parking, landscaping, signs, existing and proposed utility services, -and grading (refer to the "SITE <br />PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br />Section 9-884) <br />b. APPROVED USE: This approval is for a winery (Use Type: Agricultural Processing -Food <br />Manufacturing) as shown on the Pian dated May 21, 2001, and will include the following: <br />(1) Produce approximafely20,000 gallons of wine per year. <br />(2) Construct 4,000-square-footbuilding for the production and storage of wine, cased goods, and <br />barrels. <br />(3) Convert an existing 2,778 -square -foot single-family residence into an office and hospitality room <br />(1200 square feet for the office and 900 square feet for the hospitality room). The remaining <br />portion of the garage will be converted into a production room adjacentto the new 4,000 -square - <br />foot production building. <br />(4) Construct a monument sign with a maximum height limit of ten (10) feet. (Development Title <br />Section 9-1710.4[h]) <br />c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br />initiation of the use. The Business License may be applied for concurrently with the building permit <br />application. (Section 7-1000 of the County Ordinance Code) - <br />d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br />corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br />prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br />1135) <br />Conditions of Approval -1 - UP -01-8 <br />
