e. PARKING: Off-street parking shall be provided and comply with the following: (1) The applicant shall comply with the parking surface requirements in effect at the time the building permit is issued. Bumper guards shall be provided where necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5[e]) (2) A minimum of fifteen (15) parking spaces shall be provided, including one (1) which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). (Two and one-half [2.51 spaces are required for every 1,000 feet of building area.) (DevelopmentTitle Section 9-1015.3) (3) All parking stalls and directional arrows must be delineated with paint. (Development Title Section 9-1015.5[d]) f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehiclesare provided. (DevelopmentTitle Section 9-1015.6) g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feet wide. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (DevelopmentTitle Section 9-1015.5[s1) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (DevelopmentTitle Section 9-1020.7) (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. j. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (DevelopmentTitle Section 1022.41d](21) k. SIGNS: The following standards apply to the construction of the proposed sign: (1) One (1) freestanding sign per parcel shall be permitted for each street frontage of the parcel.
