e. PARKING: Off-street parking shall be provided and comply with the following: <br />(1) The applicant shall comply with the parking surface requirements in effect at the time the building <br />permit is issued. Bumper guards shall be provided where necessary to protect adjacent <br />structures or properties. (DevelopmentTitle Section 9-1015.5[e]) <br />(2) A minimum of fifteen (15) parking spaces shall be provided, including one (1) which shall be van <br />accessible. Accessible spaces shall be located as close as possible to the primary entrance <br />(C.C.R., Title 24). (Two and one-half [2.51 spaces are required for every 1,000 feet of building <br />area.) (DevelopmentTitle Section 9-1015.3) <br />(3) All parking stalls and directional arrows must be delineated with paint. (Development Title <br />Section 9-1015.5[d]) <br />f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in <br />length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br />and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br />areas for delivery vehiclesare provided. (DevelopmentTitle Section 9-1015.6) <br />g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br />Plan: <br />(1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br />sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br />department access be less than twenty (20) feet wide. (DevelopmentTitle Section 9-1015.5) <br />h. LIGHTING: Lighting shall be provided and comply with the following: <br />(1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br />(DevelopmentTitle Section 9-1015.5[s1) <br />(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br />property lines shall be permitted except onto public thoroughfares, provided, however, that such <br />light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) <br />i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />(1) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br />or other permanent facilities shall be landscaped. (DevelopmentTitle Section 9-1020.7) <br />(2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br />mowed and dust free. <br />j. SCREENING: Screening shall be provided and comply with the following: <br />(1) All storage materials and related activities, including storage areas for trash, shall be screened <br />so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br />(6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, <br />or in front of main buildings. (DevelopmentTitle Section 1022.41d](21) <br />k. SIGNS: The following standards apply to the construction of the proposed sign: <br />(1) One (1) freestanding sign per parcel shall be permitted for each street frontage of the parcel. <br />Conditions of Approval -2- UP -01-8 <br />Ic <br />
