PA-0900031 OF <br /> NICKOLAS H. & DOLORES J. SPANOS (CIO MIKE HAKEEM) <br /> (APN: 051-250-12 & 051-250-13) (17336 & 17436 NORTH STATE <br /> ROUTE 88 HIGHWAY, LOCKEFORD) <br /> The applicant has submitted the above referenced General Plan Map <br /> Amendment application to amend the General Plan designation of 17 acres of <br /> two parcels containing 37.02 acres from AIG (General Agriculture) to CIFS <br /> (Commercial/ Freeway Service). There is no underlying project submitted with <br /> this application. There are two residences and five accessory structures on the <br /> parcel. In addition, the property owner also owns the parcel to the north of the <br /> property. <br /> The Community Development Department has reviewed the above-referenced <br /> application and has the following comments: <br /> Farmland <br /> The proposed project site is zoned AG-40. The soil is in capability class Ills-3 <br /> for irrigated land and class IVs-3 for nonirrigated land. The storie index rating is <br /> 32. The land is designated Farmland of Statewide Importance on the Department <br /> of Conservation 2004 Farmland Map. <br /> Agricultural Mitigation <br /> This project will be subject to the Agricultural Mitigation Ordinance of the <br /> Development Title if the project is approved. The Ordinance requires agricultural <br /> mitigation for a General Plan Amendment that changes the designation of any <br /> land from an agricultural to a non-agricultural use or for a Zone Reclassification <br /> that changes the permitted uses from agricultural to a non-agricultural use <br /> (Section 9-1080.3[al).
