PROPERTY <br /> NW CORNER OF HWY 12/88 AND MACVILLE RD <br /> CLEMENTS, CALIFORNIA <br /> MS 91-92 <br /> OUR JOB NUMBER: S9137 <br /> I. INTRODUCTION <br /> Our office has been retained by Claude C Wood Company, Lodi, California to perform a soil suitability <br /> study for the property they are purchasing from James Solari located at the NW corner of Hwy 12/88 and <br /> Macville Rd, Clements, California (APN 019-220-24). The purpose of the study is to determine the suitability <br /> of the property for potential septic tank usage. The study was performed according to the requirements of <br /> Section 10100 of San Joaquin County Ordinances. This report presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG-40, for general agricultural use. The <br /> subject property consist of a 122.63 acre parcel (Parcel 1) that is being split off a larger 253.71 acre parcel. <br /> Parcel 1 is what Claude C Woods is purchasing. The spit will leave a designated remainder of 131.08 acres (see <br /> Tentative Parcel Map in the Appendix). The split will be done as a minor subdivision, however no rezoning of <br /> the property is proposed or required. <br /> It is proposed to mine the aggregate stratum underlying Parcel 1. The surface soil will be striped, <br /> stockpiled, and replaced once the mining is completed. There are no structures or residences proposed to be <br /> constructed on the subject property. However, in the event that at some future date it is desired to locate a <br /> residence adjacent to the residences of the town of Clements, this study has been performed. No development <br /> or changes in land use are proposed for the designated remainder. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The subject property has been owned for the last 6 years by the Solaries. Prior to that it was owned <br /> by the Clements family. The property is currently being used for agriculture. A portion of the property is a <br /> walnut orchard and the remainder is in row crops of asparagus and beets. According to Mr. Solari, the past use <br /> of the site has been general agriculture for the last 40+ years. <br /> 1 <br />
