PA-0800165 OF DIEDE <br /> CONSTRUCTION (CIO DAVE LAGORIO) (APN: 051-310-29) <br /> (ADDRESS: 18303 N. STATE ROUTE HIGHWAY 88, LOCKEFORD) <br /> The applicant has submitted the above referenced Zone Reclassification to rezone a 2.8 acre <br /> parcel from AU-20 (Agricultural Urban Reserve- 20-acre minimum) to C-G (General <br /> Commercial). The existing General Plan designation is CIG (General Commercial). The <br /> applicant has stated that the underlying project is a spa and resort. (Retail Sales and <br /> Service, Primary). <br /> The project site is located on the west side of State Route Highway 88, 1,100 feet north of <br /> Brandt Road, in Lockeford. <br /> The Community Development Department has reviewed the above referenced application <br /> and has the following comments: <br /> Growth Accommodation (General Plan Volume I IV) <br /> General Plan Volume I states that the objectives for growth accommodation is to ensure that <br /> there is an adequate amount of land planned for urban development to accommodate the <br /> projected population growth in areas where the appropriate level of services are and can be <br /> made available and to make efficient use of land and promote a functional development <br /> pattern with varied and compatible land uses. (Objectives 1 and 2. Vol. I, pg. IV 4) <br /> Furthermore, urban communities shall be planned to accommodate most of the County's <br /> projected growth, planned with a variety of land uses and be planned to receive urban services, <br /> including community wastewater treatment, water, and storm drainage. Development should <br /> occur on vacant lots within existing communities as "infill" before extending beyond the current <br /> developed areas of a community.
