r
- s
I
• The parcL-,h•as a General Plan designation of Cry'(General Commercial).
The proposed zoning designation of C-G (General Commercial) is an
--- implementing zone of CIG. The proposed zone is compatible with the
surrounding zones as the parcel to the north is zoned commercial and
` the parcels to the west and south are zoned industrial. The parcel will be
served by public sewer, water and storm drainage.
Urban zones shall be applied to areas planned for urban development only when those areas
are needed for development and when services are or can be made available, except for infill
areas which may be zoned with urban zones prior to the availability of public services. Until
that time, the areas shall be zoned Agriculture-Urban Reserve. (Implementation, No 4 (b), pg.
IV-11)
• The applicant has will-serve letters for public sewer and public water.
The underlying project will be served by public water, public sewer and
stormdrainage.
In reviewing an application for a zone reclassification of land to an urban use, the following
criteria should be considered: additional land is needed for urban development and adequate
services can be made available for the development permitted in the zone. (IV-14)
• The surrounding parcels to the north south and west are currently
developed. The underlying project will be served by public water, public
sewer and stormdrainage.
General Commercial function and Locational Criteria
General Plan Volume I, p. IV-23 states that the function of the General Commercial areas is to
provide for a wide variety of individual, specialized retail and service uses that serve urban
communities or regional markets, are not oriented to comparison shopping and may require special
purpose trips. Typicaluses include large, often freestanding businesses that are oriented to
automobile access, such as discount stores, specialty retail, automobile sales lots, and automobile
repair.
General Plan Volume I, p. IV-23 states that General Commercial areas shall be:
(A) permitted only in urban communities.
• The parcel is located within the urban community of Lockeford.
(B) buffered from existing or planned residential uses.
• The parcel to the south is zoned 111L (Limited Industrial) and contains a
furniture wholesaler. The parcel tothe west as also tIL and contains a
landscape soil supplier. State Route Highway 88 runs along the east
property line. The parcel to the north is zoned C-G (General
Commercial).
(C) developed so that buildings occupy no more than 60 percent of the lot area and
are no more than 100 feet in height
2
