(4) The slope of the panting spaces shall not exceed %inch per foot(C.C.R., Title 24). <br /> f. LOADING: Two (2) loading spaces shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. This project shall comply <br /> with the County's light and glare performance standards. Lighting plans prepared by an <br /> electrical engineer, or other lighting professional approved by the Director, shall be submitted <br /> with the Site Plans. (Development Title Section 1025.6) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Two (2)trees <br /> shall be planted and evenly spaced throughout the parking lot. (Development Title Section 9- <br /> 1020.5) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) The storage areas for trash, shall be enclosed by a screen six (6) to seven (7) feet in height. <br /> (Development Title Section 9-1022.4[d][2]) <br /> j. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from the property line shall be of one-hour fire-resistive <br /> construction. Openings will not be permitted less than five feet and protected less than ten feet. <br /> (2) A grading plan shall be submitted by the applicant, and it shall be approved and a grading <br /> permit issued by the Building Inspection Division prior to performing any excavation or filling of <br /> earth material. <br /> (3) Provide restrooms conforming with all disabled requirements (C.C.R., Title 24, and Uniform <br /> Plumbing Code, Table 4-1). <br /> k. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit.
