I <br /> CONDITIONS OF APPROVAL <br /> COLLEEN WILLMANN <br /> SA-92-2 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the issuance of any Building Permits. <br /> This approval will expire 18 months from the date of approval <br /> unless: (1) All Conditions of Approval have been complied with, <br /> (2) All necessary Building Permits have been secured and remain in <br /> force, and (3) All necessary permits from other agencies have been <br /> secured and remain in force. <br /> Those Conditions followed by a Section Number or other statutory <br /> Requirement are based on ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a. An Improvement Plan showing drainage, driveway access details, <br /> on-site parking, existing and proposed utility services, and <br /> grading, shall be submitted to the Development Services <br /> Division for approval (Planning Title Section 9-10002) . <br /> b. The Traffic Impact Mitigation Fee may be required for the <br /> vacated basement to be used as "Warehouse" and use conversion <br /> from "Service Commercial" and "Warehouse" to "Retial Service" . <br /> The fee is due and payable at the time of the building permit <br /> application. (The fees currently are $4,687 . 00 per 1, 000 <br /> gross square foot of building as "Retail Services" , $1, 451. 00 <br /> per 1, 000 gross square foot of building as "Service <br /> Commercial" , and $1, 017 . 00 per 1, 000 grass square foot of <br /> building as "Warehouse" in the Lockeford area. If there is no <br /> building permit required, the fee will be exempt. The fee <br /> shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resolution R-90-304) . <br /> 3 . An Encroachment Permit shall be required for work within the <br /> road right-of-way (Streets and Highway Title Section 10-3103) . <br /> k <br />
