The frontage improvement for 2nd Street shall be constructed t <br /> in conformance with the standards for one-half of a 50-foot <br /> right-of--way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Improvement Plan. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. BUILDING DIVISION <br /> a. The following Uniform Building Code and San Joaquin Ordinance <br /> requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building <br /> Inspection Division: <br /> (1) The east walls of the dwelling and shade structure shall <br /> be of 1-hour fire resistive construction extending 30 <br /> inches above the roof. No openings are allowed. <br /> (2) Provide a 1-hour fire resistive occupancy separation wall <br /> between the dwelling, storage area and garage. <br />
