CONDITIONS OF APPROVAL <br /> SA-92-2 <br /> PAGE TWO <br /> 4 . The frontage improvement for 2nd Street shall be constructed t <br /> in conformance with the standards for one-half of a 50-foot <br /> right-of--way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Improvement Plan. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option the <br /> Department of Public Works will prepare the drawing and <br /> estimate for an additional fee of $100. 00) (Planning Title <br /> Section 9-2143) . <br /> 2 . PUBLIC HEALTH SERVICES <br /> 4r yr <br /> a. Connection to an. approved public water supply system is <br /> required. <br /> b. The. bedroom located in the basement will be converted to <br /> storage and a one bedroom addition will be allowed to connect <br /> to the existing sewage disposal system. <br /> 3. BUILDING DIVISION <br /> a. The following Uniform Building Code and San Joaquin Ordinance <br /> requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building <br /> Inspection Division: <br /> (1) The east walls of the dwelling and shade structure shall <br /> be of 1-hour fire resistive construction extending 30 <br /> inches above the roof. No openings are allowed. <br /> (2) Provide a 1-hour fire resistive occupancy separation wall <br /> between the dwelling, storage area and garage. <br />
