PARCEL ONE TO CONSIST OF <br /> 1.83 ACRES, PARCEL TWO TO CONSIST OF 4.48 ACRES, PARCEL THREE TO <br /> CONSIST OF 2.01 ACRES, PARCEL FOUR TO CONSIST OF 1.5 ACRES, PARCEL <br /> FIVE TO CONSIST OF 1.5 ACRES, PARCEL SIX TO CONSIST OF 0.87 ACRES, <br /> AND PARCEL SEVEN TO CONSIST OF 0.94 ACRES. (DISTRICT 4). <br /> APPLICANT: June Kemalyan APN: 051-310-31 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> State Highway Route 12 and State Highway Route 88 have an existing right-of-way width which <br /> varies from 80 feet to 90 feet and a planned right-of-way as determined by Caltrans. <br /> An encroachment permit from Caltrans is required prior to performing any work within the right-of-way <br /> of State Highway Route 12 and State Highway Route 88.. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> III 1. All improvements shall be in conformance with the Improvement Standards and Specifications <br /> of the County of San Joaquin. All improvement plans and specifications shall include grading <br /> plan for each individual lot, if applicable. These improvement plans and specifications are <br /> subject to plan check, field inspection fees and must be approved by the County of <br /> San Joaquin Department of Public Works prior to approval of the Final Map.- <br /> (Development <br /> ap:(Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 2.
