The proposed 50-foot public road shall be dedicated and improved to County Standards for a <br /> 50-foot right-of-way rural road. <br /> (Development Title Sections 9-857.4, 9-1150.2(d)(3) and 9-1150.5(b)) <br /> 4. A community detention pond system shall be provided to meet the requirements of the County <br /> and to provide adequate drainage for the subdivision. Hydrologic and hydraulic analyses sh.14 <br /> demonstrate that all property both downstream and upstream of the discharge, will not be <br /> subject to a higher flood level as a result of the proposed drainage. <br /> (Development Title Section 9-1135.2) <br /> 5. On site drainage will be allowed. The applicant shall pay the Drainage Trust Fund fee, which <br /> currently is $6,463.00 per acre. The system shall provide adequate domestic and fire water <br /> supply in conformance to the requirements of the County Fire Warden and the local Fire <br /> District. <br /> (Development Title Section 9-1120.2) <br /> 7. The project shall be served by a public sewer collection system constructed in conformance <br /> with the requirements of the San Joaquin County Public Health Services Environmental <br /> Services Division and the Department of Public Works. (Development Title Section 9-1105.2) <br /> 8. The sub-divider is subject to Lockeford Community Services District. <br /> (Development Title Section 9-1100.3) <br /> 9. This subdivision is approved for recording as a single unit. Phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> 10. Preliminary Soils Report is required in accordance with the County Standards for the purpose <br /> of determining the R-value for the design of the roads. <br /> (Development Title Section 9-910.2) <br /> 11. All utilities shall be underground except power transmission facilities of a 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and as <br /> required by the public utility companies. <br /> (Development Title Section 9-1155.2) <br /> 12. The subdivider shall agree to and shall pay user fees for the utility services from the time <br /> improvements are accepted by the County until the lots are placed on the County tax rolls, <br /> or up to an eighteen-month period, as the case may be. <br /> (Subdivision Map Act Section 66493) <br /> 13. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices <br /> and San Joaquin County Standards and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> 14. Water meters shall be installed on all water services. <br /> (Board of Supervisors Order B-91-650) <br /> 15. Offer of Dedication of ground water rights is required. <br /> 16. Applicant shall design and build on site drainage system to conform to master plan whereas <br /> a connection to the future terminal system can be made. <br /> 17.
