y <br /> C), <br /> I N 'R D I N <br /> The purpose of this project is to divide a 14.06 acre parcel into 7 lots. The result <br /> will be 6 lots of various size and a storm retention pond. In accordance with the <br /> San Joaquin County Development Title, this Surface and Subsurface <br /> Contamination Report (SSCR) is being submitted for application with the tentative <br /> map. This report will investigate the property for visual or historical environmental <br /> contamination based on field observation, soil testing, and testimony from the <br /> owners. <br /> PROJECT DESCRIPTION <br /> i The project consists of one parcel located at 18639 N. Highway 88, Lockeford. <br /> The project is in a commercial and farming area and is surrounded by agricultural, <br /> commercial, industrial and residential land and State Highway 88 to the East. It is <br /> Fi' <br /> zoned AU 20. The project is in the process of being rezoned C-G. The site has <br /> one existing homesite. See the Tentative Map included in the Appendix. <br /> The proposed parcels of various sizes will contain a mini storage facility and <br /> commercial buildings, of unknown use. <br /> pROJEQT i <br /> HISTORY <br /> The primary source of information on the historical use of the property is <br /> testimony from the owners. The Kemalyan family has owned the property for <br /> more than 20 years. This property and the adjacent properties have been used in <br /> the same manner since the time the Kemalyan's have owned the property. <br /> { A review of County records did not yield any contamination concerns. The <br /> property owners also stated that there have been no groundwater concerns during <br /> their ownership. <br /> There is no record of underground fuel tank storage and the property owners are <br /> not aware of any such tank. The site included one above ground fuel tank from <br /> 1986 to 1994 which was used for farm equipment. <br /> I <br /> -1- <br />
