CONDITIONS OF APPROVAL <br /> SA-94-24 <br /> GEORGE GALATSATOS <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for a 7,975-square foot mini-mart convenience store and gas <br /> station. There shall be no automobile dismantling or repair activities associated with this <br /> approval and the storage of inoperable vehicles or sale of automobile parts shall not be <br /> permitted. <br /> b. Submit an Improvement Plan prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, fencing details, on-site parking, existing and proposed utility <br /> services and grading. The site's drainage pattern and corresponding on- and off-site <br /> storm drain improvements shall be shown on the Improvement Plan. A plan check fee <br /> will be required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided when necessary <br /> to protect adjacent structures or properties. (Development Title Section 9-1015.5{e}) <br /> d. Proposed fencing and screening shall be consistent with Chapter 9-1022 of the <br /> Development Title and be included on the Improvement Plan. <br /> e. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> f. Outdoor trash bins shall be kept in an enclosure with solid masonry walls on three sides <br /> and gated on the fourth side. (Development Title Section 9-1022.4{e}) Details shall be <br /> included on the Improvement Plan and be installed prior to issuance of the Certificate of <br /> Occupancy. <br /> g. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-107 5.5{g} of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorist.
