CONDITIONS OF APPROVAL SA-94-24 GEORGE GALATSATOS Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of the use and the Issuance of any building permits. This approval will expire within 18 months of the date of approval unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits have been secured and remain In force, and (3) all necessary permits from other agencies have been secured and remain In force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT: a. This approval shall be for a 7,975-square foot mini-mart convenience store and gas station. There shall be no automobile dismantling or repair activities associated with this approval and the storage of inoperable vehicles or sale of automobile parts shall not be permitted. b. Submit an Improvement Plan prepared by a registered Civil Engineer, showing drainage, driveway access details, fencing details, on-site parking, existing and proposed utility services and grading. The site's drainage pattern and corresponding on- and off-site storm drain improvements shall be shown on the Improvement Plan. A plan check fee will be required. (Development Title Section 9-884) C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5{e}) d. Proposed fencing and screening shall be consistent with Chapter 9-1022 of the Development Title and be included on the Improvement Plan. e. The applicant shall secure an approved Business License prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) f. Outdoor trash bins shall be kept in an enclosure with solid masonry walls on three sides and gated on the fourth side. (Development Title Section 9-1022.4{e}) Details shall be included on the Improvement Plan and be installed prior to issuance of the Certificate of Occupancy. g. Any security or parking lot lighting shall be installed according to the requirements of Section 9-107 5.5{g} of the Development Title. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted, except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorist.
