1- <br /> h. A minimum of nine (9) automobile parking spaces (four spaces per 1,000 square feet of <br /> building and .67 spaces per employee) shall be provided for the approved use and be <br /> shown on the Improvement Plan. Parking spaces shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a dust-free surface. The size and location of the parking <br /> spaces shall be consistent with the requirements of Chapter 9-1015 of the Development <br /> Title. The required parking spaces shall be installed prior to issuance of the Certificate <br /> of Occupancy. <br /> 4 <br /> i. A maximum of two(2) advertising signs shall be permitted for the approved use; only one <br /> of which may be a freestanding sign. Sign details shall be consistent with Chapter 9- <br /> 1710 of the Development Title and be shown on the Improvement Plan. The Improvement <br /> Plan shall include approval from the appropriate agencies for signs located in the right-of- <br /> way of State Route 88 and the easements along the frontage of the project site. <br /> j. Approved permits for underground fuel storage tanks shall be required from the San <br /> Joaquin County Fire Prevention Bureau, the Mokelumne Fire District, and Public Health <br /> Services prior to approval of the Improvement Plan and issuance of the Business Incense. <br /> k. The Improvement Plan shall include approvals from the appropriate agencies holding <br /> easements along the frontage of the project site. <br /> I. A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width <br /> of State Route 88 (unless approved by Caltrans), shall be installed across the frontage <br /> of the project site prior to issuance of the Certificate of Occupancy. The strip shall be <br /> continuous except where crossed by driveways and walkways. All areas not used for <br /> buildings,parking,driveways,walkways,or other permanent facilities shall be landscaped. <br /> Landscape details shall be consistent with Development Title Chapter 9-1020 and be <br /> included on the Improvement Plan. <br /> t <br /> Protective curbing or concrete wheel stops shall be required between all landscaped <br /> areas and driveways or parking areas. (Development Title Section 9-1020.3{ej) <br /> Planters which abut parking stalls shall be a minimum of#roe (5) feet wide. A minimum <br /> eighteen (18) inch wide paved strip shall be added to the adjacent parking stall to allow <br /> access to and from vehicles. (Development Title Section 9-1020.6fdj) <br /> The Improvement Plan shall include the location of the fire hydrant required by the <br /> Mokelumne Fire District along the frontage of the subject parcel for Assessors Parcel <br /> Number 051-310-07. The width and design of the required landscaped strip south of the <br /> proposed driveway may be decreased or modified, at the direction of the Mokelumne Fire <br /> District, to accommodate access to the fire hydrant. Details and approval of the Fire <br /> District shall be included on the Improvement Plan. <br /> M. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the building Inspection Division: <br /> 1. The portion of canopy that is less than 20' from a property line shall be of one- <br /> hour, fire-resistive construction. <br /> Conditions of Approval - 2 - SA-94-24 <br />
