T <br /> CONDITIONS OF APPROVAL <br /> PA-0500038 <br /> Bezley <br /> Lot Line Adjustment Application No. PA-0500038 was approved by the San Joaquin County <br /> Community Development Department on March 24,2005,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on September 23, 2006, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John Funderburg, 468-3160) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the revised site plan dated <br /> March 16, 2005. The proposed 50 foot"future private roadway" shown on the revised site plan shall <br /> not be a part of this approval. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: <br /> (1) Parcels 2 through 11 shall be a minimum of two acres in size. (Development Title Section 9- <br /> 872.2 [d]) <br /> (2) Parcels 2 through 11 shall have a minimum lot width of 150 feet measured at the front yard <br /> setback line. (Development Title Section 9-310.3) <br /> (3) Parcels 12 and 13 shall be a minimum of forty gross acres in size. (Development Title Section 9- <br /> 872.2 [e]) <br /> (4) Parcels 12 and 13 shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (5) Parcel 1 shall contain no more than 6.5 acres. (See note) <br /> 2. ENVIRONMENTAL HEALTH DEPARTMENT(Seethe attached memo dated February 17, 2005.) <br /> 3. PUBLIC WORKS DEPARTMENT(See the attached memo dated March 15, 2005.) <br /> Note: This approval is intended to be consistent with a Stipulation for Settlement and Order dated September <br /> 14, 2004, for Case No. CV018728 Superior Court of California, County of San Joaquin, Stockton Branch. <br /> (See LA-01-0001 for history) <br />
