f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of Wilmarth Road and Waterloo Road, shall be installed across the <br /> frontage of the project site. (Development Title Section 9-1020.7) j <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development <br /> Title Section 9-1020.7) <br /> l <br /> (3) The parking area shall be landscaped as specified in Development Title Section <br /> 9-1020.5. The parking area shall be provided with a minimum of five percent of <br /> landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Thirty trees shall be planted and evenly spaced <br /> throughout the parking lot. A five-foot-wide planting strip is required along the <br /> 1 easterly property line. (Development Title Section 9-1020.5) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid. masonry wall six to seven feet in height shall be erected along the north j <br /> and east property lines of APN 087-160-06 and 087-160-15, respectively. The C <br /> wall along the easterly property line may be deferred by an executed agreement <br /> until APN 087-160-15 is developed residentially. <br /> i. SIGNS: The monument sign proposed at the comer of State Route 88 and Wilmarth <br /> Road shall not exceed 60 square feet in area or six feet in height (Development Title <br /> Section 9-1710.4[h][1n. The sign shall be set back a minimum of 5 feet (Development <br /> Title Section 9-1710.2[g]). <br /> j. The trees referenced in the K. D.
