UP-97-4 OF JEHOVAH' S <br /> WITNESSES (C/O WAYNE BOGART) LOCATED AT THE NORTHEAST <br /> fi CORNER OF STATE ROUTE 88 AND WILMARTH LANE, NORTHEAST <br /> STOCKTON APN: 087-160-05 (SECOND SUPERVISORIAL <br /> DISTRICT) <br /> ----------------------------------------------------------------- I <br /> The proposed project is a Use Permit application for construction <br /> of a double auditorium religious assembly building called Kingdom <br /> Halls for Jehovah Witnesses. The total square footage for the <br /> two buildings is approximately 9,000 square feet. The religious <br /> meetings will be primarily on Sunday' s and weekday evenings. <br /> There will be three meetings on Sundays from 9-12 , 12-3 and 3-6 . <br /> The meetings during the week will be primarily from 7 to 10: 00 <br /> p.m. The number of church members that are planned for attending <br /> on Sunday are an average of 300 people. <br /> The -property has a General Plan designation of Residential Low <br /> Density (R/L) . Due to the lack of services, the property is <br /> zoned AU-20 (Agricultural Urban Reserved, 20-acre minimum parcel <br /> size) . The use type is Religious Assembly - Community which is <br /> permitted in the Agricultural Urban Reserve zone subject to an <br /> approved Use Permit. The project is proposed to ' be developed with <br /> all on-site services including a private well, developed to a <br /> public water system standard, on-site septic system and on-site <br /> drainage. <br /> The site plan addresses most of the issues. Parking and <br /> landscaping exceed minimum code requirements. There is a <br /> discrepancy on the plan relative to the amount of road right-of- <br /> wayishown and the corresponding lot width which will be discussed <br /> at Development Committee. Other issues to be discussed include <br /> the deferred requirement for a wall along the easterly property <br /> line, traffic and neighborhood opposition. <br />
