JP <br /> CONDITIONS OF APPROVAL <br /> PA-02-133 <br /> Professional Tractor Repair <br /> Site Approval Application No. PA-02-133 was approved by the San Joaquin County Community <br /> # Development Department on May 15, 2002. The effective date of approval is May 25, 2002. This <br /> i approval will expire on November 24, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. IMPROVEMENT PLAN: Submit an "IMPROVEMENT PLAN". The Site Plan required as apart of <br /> the building permit must be prepared by a registered civil engineer or licensed architect. This Plan <br /> must show drainage, driveway access details (including gates), on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for <br /> details). A fee is required for the Site Plan review. (Development Title Section 9-884)1 <br /> b. APPROVED USE: This approval is for an electrical contractor business (Use Type: Construction <br /> Services-Light)as shown on the Plan dated April 4, 2002. The business will utilize an existing 9,000 <br /> square foot building with an office. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE:. Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> . ,, <br /> --�. ,: ,. -- <br /> (1) A minimum of fifteen (15) parking spaces shall be provided, including one (1) van accessible <br /> ! space. Accessible spaces shall be located as close as possible to the primary entrance(C.C.R., <br /> F Title 24). <br /> I <br /> f. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of the loading space as long as maneuvering areas for <br /> delivery vehicles are provided.
