ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles <br /> and sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department access be less than twenty (20)feet wide (Development Title Section 9- <br /> 1015.4[h]). <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> C LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, .respecting the ultimate right-of-way width of <br /> State Route 88, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.7{a]) <br /> (2) All areas not.used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7[a]) <br /> (3) One tree shall be required for each five (5) parking stalls, or portion thereof, and shall be evenly <br /> spaced throughout the park(Development Title Section 9-1020.5[b]) <br /> (4) A five foot wide planting strip is required in the parking lot along the eastern property line. <br /> (Development Title Section 9-1020.5[e]) <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1 022.4[e][2][A]) <br /> (2) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum <br /> of ten (10)feet from the property line unless there are at least sixteen (16)feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived. For distances less than sixteen (16)feet, a proportionate reduction may be granted <br /> upon review and approval by the Director of the Community Development Department. <br /> (Development Title Section 9-1022.2[f]) <br /> 2.
