ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20)feet wide (Development Title Section 9- 1015.4[h]). h. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) C LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, .respecting the ultimate right-of-way width of State Route 88, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7{a]) (2) All areas not.used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7[a]) (3) One tree shall be required for each five (5) parking stalls, or portion thereof, and shall be evenly spaced throughout the park(Development Title Section 9-1020.5[b]) (4) A five foot wide planting strip is required in the parking lot along the eastern property line. (Development Title Section 9-1020.5[e]) j. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. (Development Title Section 9-1 022.4[e][2][A]) (2) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of ten (10)feet from the property line unless there are at least sixteen (16)feet between the property line and the edge of the traveled roadway, in which case the setback requirement is waived. For distances less than sixteen (16)feet, a proportionate reduction may be granted upon review and approval by the Director of the Community Development Department.
