C)
I. INTRODUCTION
Dillon & Murphy was retained by Steve Emerson to perform a Soil Suitability
Study for the property located at 9581 E. State Route 88, Stockton, CA. The
subject parcel number is APN 089-060-52. The purpose of the study is to
determine the suitability of the property for septic tank usage as required by the
County. The study was performed according to the requirements of Section 10100
of San Joaquin County Development Code.
II. PROPOSED DEVELOPMENT
The property is currently zoned AG-40. The Emerson property consists of a
24.48 acre parcel (see appendix for map). It is purposed to divide a 2.31 acre
"Financing Homesite" parcel and the other will be a remainder.
Ill. PRESENT AND PAST USE OF THE SITE
Presently, Parcel 1 is an orchard. The remainderarcel is also an orchard.
p y/
The remainder parcel has a agricultural well.
IV. EXISTING AND
PROPOSED SEPTIC TANK USAGE
s Parcel 1 will require a septic system when developed. I have no
knowledge of septic system failure on the property. The only record of septic use
in this immediate area is at 9409 E. Waterloo Road. See Appendix for copy of
Liquid Waste permit. Water samples were taken from the westerly adjacent
property well A.P.N. 089-060-53 at 9575 East State Route 88 and analyzed for
+ nitrates and DBCP. The nitrates were measured at 35.8 mg/l. The DBCP was
measured as a "not-detect". (See appendix for results.)
M
V. GROUND WATER AND DEPTH TESTING
L7r Zvv Gritr 5`1
I
According to the map of "Lines of Equal Depth of Water Wells" published f
Fail, 1999, by the San Joaquin County Flood Control and Water Conversation
District, the depth to groundwater at this location is approximately 90 feet. (See
appendix). Water samples were taken from the adjacent property well and analyzed
for nitrates and DBCP samples were taken by Mike Toy of Dillon & Murphy the
same day the percolation test was performed. The samples were taken using the
criteria of FGL. The samples were transported via automobile to FGL and release to
them (see chain of custody in Appendix). The nitrates were measured at 35.8 mg/I.
The DBCP was measured as a "non-detect". (See appendix for results.) There
have been some minor pump repairs done on some older wells in this area. (See
Appendix)
i
CA02511 SOILS REPORT 112202
