I. INTRODUCTION <br /> Dillon & Murphy was retained by Steve Emerson to perform a Soil Suitability <br /> Study for the property located at 9581 E. State Route 88, Stockton, CA. The <br /> subject parcel number is APN 089-060-52. The purpose of the study is to <br /> determine the suitability of the property for septic tank usage as required by the <br /> County. The study was performed according to the requirements of Section 10100 <br /> of San .Joaquin County Development Code. <br /> i <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40. The Emerson property consists of a <br /> 24.48 acre parcel (see appendix for map). It is purposed to divide a 2.31 acre <br /> "Financing Homesite" parcel and the other will be a remainder. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Presently, Parcel 1 is an orchard. The remainder parcel is also an orchard. <br /> The,remainder parcel has an agricultural well. The owner indicated that to his <br /> knowledge, all the property has always been used for agriculture. I have no reason <br /> to believe otherwise. There is no history in this area to lead me to believe there will <br /> be potential problems by creating this homesite. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> Parcel 1 will require a septic system when developed. I have no <br /> knowledge of septic system failure on the property. The records of septic use in <br /> this immediate area are shown in the Appendix. There is a parcel immediately west <br /> 36 <br /> of the proposed homesite that is owned and occupied by the applicant's sister. <br /> could not find a copy of her permit application in the County records. In speaking <br /> with her, she thought her septic system was three leach lines with pits. <br /> The limited records regarding septic systems in the area of this project indicate , <br /> conventional systems with pits at the end of leach line were used for sewage 3,4, <br /> disposal. The two systems shown in the Appendix were built in 1980 and 1997. <br /> There is no record of repairs on these systems. <br /> The entire project could have a potential for two homes due to zoning (one primary <br /> home and one second unit dwelling).
