Land Use Commission for review and comment. State law requires that land use within airport areas <br /> TRACY, of influence conform to the Airport Land Use Plan (ALUP). <br /> kljl <br /> sji; -it or: <br /> Upon review of the location of the project(APN/Address: 248-110-33; 27478 S. Fairoaks <br /> Road, Tracy), the specific address lies outside of the plan's specified zones. However, since this is a <br /> 6.5-acre parcel, it appears that a portion of the project falls within the Conical Zone of the Tracy <br /> Airport's Area of Influence as per the Airport Land Use Plan as amended in 1993. <br /> This site approval would allow the property owner to subdivide a 6.5-acre parcel into two (2) <br /> separate parcels. Few restrictions are necessary for projects that fall within the Conical Zone. It is <br /> necessary to recognize that all future development needs in the Conical Zone need to adhere to the <br /> following: <br /> • New residential land uses (developments with no less that 5 units)within each airport's area of <br /> influence must have an avigation easement recorded in favor of the airport; <br /> • The Deed of Avigation and Hazard Easement must be filed with the local governing body's <br /> recording agency prior to the beginning of development construction. These easements show€d <br /> not be constructed as permission slips for airports to expand their facilities; <br /> • All occupied structures be soundproofed to 45db according to state guidelines; <br /> • Reflective materials are not permitted to be used in structures or signs (excluding traffic <br /> directing signs), to avoid distracting pilots; <br /> • No transmissions which would interfere with aircraft communications or navigation are <br /> permitted; and, <br /> • All power lines must be underground if necessary to prevent hazard to aircraft. <br /> If there are any questions regarding these comments, please call Michael A.
