CONDITIONS OF APPROVAL <br /> PA-0800069 <br /> Hilder <br /> Minor Subdivision Application No. PA-0800069 was approved by the San Joaquin County <br /> Community Development Department on November 3, 2008. The effective date of approval is <br /> November 13, 2008. This tentative map approval will expire on November 13, 2011, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Patrick Crosby, [2091468-8597) <br /> a TENTATIVE MAP: The Parcel Map shall substantially conform to the approved tentative map dated <br /> February 27, 2008. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 acres. (Development Title Section 9-610.2) <br /> d. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance(Development Title Section 9-1505.2). <br /> (1) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an <br /> approved Improvement Plan application. Replacement of any tree removed under <br /> Development Title Section 9-1505.3 shall be as specified in Section 9-1505.4. <br /> e, FLOOD HAZARDS: Future construction on the parcel(s) shall be consistent with the requirements <br /> of the Flood Hazards Chapter (Section 9-1605) of the Development Title's Safety Regulation <br /> Division. <br /> f. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director.
