1 <br /> i <br /> CONDITIONS OF APPROVAL <br /> PA-0900192 <br /> Eger <br /> Minor Subdivision::.Application No. PA-0900192 was approved by the San Joaquin County <br /> Community Development Department on August 6, 2010. The effective date of approval is August <br /> 16, 2010. This tentative map approval will expire on August 15, 2013, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of:the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinif"ce requirements pertinent to this application. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map: <br /> (1) All persons purchasing parcels within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 2�hall be between two (2) net acres and five (5) gross acres in size. (Development Title <br /> Section 410.3[a]) <br /> (2) Parcel 2.-shall have a minimum lot width of 150 feet. (Development Title Section 9-610.4) <br /> d. NOTICE OF`YNON-RENEWAL: A Notice of Non-renewal for all parcels below the ten (10) acre <br /> minimum parcel size will be required in conjunction with the contract. A fee for the recording of the <br /> Notice of Nonrenewal is required. <br /> e. SETBACKS::"The following building setbacks shall apply to this map: (Development Title Table 9- <br /> 610.2) <br /> (1) ,Main buildings shall have a front yard setback of thirty (30) feet, a side yard setback of ten (10) <br /> feet, and_-a rear yard setback of thirty(30)feet. <br /> (2) Accessory buildings shall have a front yard setback of thirty (30) feet, a side yard setback of ten <br /> (10)feet,.,-and a rear yard setback of fifteen (15)feet. <br /> (3) Accessory building located in the rear one-third of a parcel shall have a front yard setback of <br /> thirty (30).feet and a side and read yard setback of three (3)feet.
