To wit, the <br /> �- developer shall establish a methodology to administer current and future NPDES requirements. <br /> r. A Homeowners Association shall be formed by the developer to maintain the street lights, roads, <br /> access gates, and landscaping. A recorded copy of the CC&R shall be given to the San Joaquin <br /> County Department of Public Works. <br /> s. Prior to issuance of any building permits, the finished slopes around the lake shall be graded to a <br /> minimum of 2 horizontal to 1 vertical (slope 2:1) or greater. All structures shall be set back a <br /> minimum of 15 feet from the top of the slope (Mitigation Measures 4.2-1 of the Oakwood Lake <br /> Expansion Final Environmental Impact Report). Structures within 15 feet of the top of the slope <br /> shall comply with site specific foundation recommendations of a registered geotechnical engineer. <br /> NOTE: It is general engineering practice to place water storage tanks on the far side of the <br /> development from the wells. This will ensure a more consistent water pressure during periods of high <br /> demand. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Raymond Borges, 468-3284) <br /> a. Prior to recordation of the Final Map, the applicant shall provide the Environmental Health <br /> Department with written confirmation from the California Regional Water Quality Control Board <br /> that Oakwood Lake Water District will have treatment capacity for the proposed subdivision. <br /> (Development Title Section 9-1100.3) <br /> b. Prior to recordation of the Final Map, the applicant shall provide the Environmental Health <br /> Department with written confirmation from the State Department of Health Services, Office of <br /> Drinking Water, that the Oakwood Lake Water District will have capacity to serve the proposed <br /> subdivision. The project must conform with the appropriate edition of the Uniform Fire Code (currently, the <br /> 1997 edition) and all related standards. <br /> b. Fire Department Facility Fees are to be paid in accordance with the San Joaquin County <br /> Ordinance and Resolution adopting the fee schedule (single-family, multi-family, and mobile <br /> homes; $0.21 per sq. ft; and industrial/commercial: $0.29 per sq. ft.). <br /> c. In order to commence construction beyond the foundation stage or storage of building materials, <br /> requirements for emergency vehicle access and adequate water for fire suppression shall be <br /> provided in accordance with Sections 901.3, 902.2.1, 903,2, and 8704 of the 1997 Uniform Fire <br /> Code. <br /> d. The fire access road shall meet the standards of the San Joaquin County Department of Public <br /> Works. <br /> e. A knox box security key box shall be provided.
