(1) The applicant shall contribute a fair share percentage of 25 percent, which is $37,500.00 of <br /> the cost for a traffic signal at the State Route 120 eastbound off-ramp at Airport Way. The <br /> fee shall be paid or security provided at the time of approval of the first final subdivision map <br /> for the project. <br /> (2) The applicant shall contribute a fair share percentage of 12 percent, which is $18,000.00, of <br /> the cost for a traffic signal at the State Route 120 westbound off-ramp at Airport Way. The <br /> fee shall be paid or security provided at the time of approval of the first final subdivision map <br /> for the project. <br /> (3) The Woodward Avenue/McKinley Avenue intersection shall be widened and re-striped to the <br /> following configuration: <br /> A. Southbound: 1 left-turn lane and 1 right-turn lane. <br /> B. Eastbound: 1 left-turn lane and 1 through lane. <br /> C. Westbound: 1 left-turn lane and 1 right-tum lane. <br /> D. An all-way stop shall be installed at this intersection. <br /> The estimated cost for the above improvements is $88,200.00. The cost shall be paid or <br /> security provided at the time of approval of the first final subdivision map for the project. (EIR <br /> pages 4.6-17 and 18) <br /> (4) Future development plans shall provide for one emergency access between the single-family <br /> residential neighborhood and the existing mobile home park. Access into the mobile home <br /> park from either the north or south shall remain ungated. Access at the gated end of the <br /> mobile home park shall be accessible for emergency vehicles. <br /> (5) The applicant shall contribute $27,000.00 of the cost for a traffic signal at the intersection of <br /> McKinley Avenue and Yosemite Avenue. The fee shall be paid or security provided at the <br /> time of approval of the first final subdivision map for the project. (City of Lathrop) <br /> (6) In lieu of payment of the above fees, the applicant may enter into a Secured Agreement with <br /> the County of San Joaquin for payment of said fees. The Agreement will specify that the <br /> applicant shall pay their fair share amounts identified above within 90 days of receiving a <br /> written request for said amounts. <br /> The improvements shall be constructed as approved by the City of Manteca. An encroachment <br /> permit shall be obtained from the City of Manteca for said improvements. The above-mentioned <br /> conditions apply to Lots 1 through 470 and 477 through 480. <br /> o. Improvement plans shall be approved by Reclamation District 17 prior to construction of levees or <br /> within 25 feet of any levee. The proposed temporary basin shall comply with setback criteria from <br /> the toe of the levee. <br /> p. The applicant shall comply with the Solid Waste requirement to complete a "Construction and <br /> Demolition Debris Waste Diversion Plan" and a "Solid Waste Operation Plan." The proper forms <br /> may be obtained at the Solid Waste Division or by calling 468-3066. <br /> q.
