GP-00-5 OF <br /> KL VAN GRONINGEN & SONS,INC. A General Plan Amendment <br /> application to change the general plan designation of a 3.79 acre portion <br /> of a 19.5 acre parcel from General Agriculture (A/G) to Freeway Service <br /> Commercial (C/FS). Located on the parcel of land between I-5 and <br /> Manthey Rd., on the west side of 1-5, north of Yettner Rd., French Camp. <br /> (APN 193-060-38; Address 5708 S. Manthey Rd.,French Camp). <br /> Chandler Martin, Senior Planner; Harry Turpstra, Realtor; Dan Van Groningen, owner; were <br /> present for this item. <br /> Mr. Martin introduced the project. <br /> Mr. Martin informed Mr. Van Groningen that he will need to obtain a Will Serve letter for <br /> public water and sewer before he can rezone the property to CFS. Mr. Martin indicated that <br /> Mr. Van Groningen may want to apply for a General Plan Amendment but he would have to <br /> have the zoning of AU-20 until public water and sewer were available. <br /> Mr. Borges informed the applicant that Environmental Health Division would not support any <br /> development without public water and public sewer. He also added that the Public Health <br /> Division would not approve a gas station with a septic system. <br /> Mr. Van Buren said it was going to take one of two things to proceed. One, urban service from <br /> City of Stockton.
