The driveway approach,unless already paved,shall be improved in accordance with the <br /> requirements of San Joaquin County Standard R-17 prior to issuance of the occupancy permit. <br /> (DevelopmentTitle Section 9-1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreementto Dedicate Road to result in a 25-foot- <br /> wide right-of-way from the centerline of Frederick Avenue to the property across the parcel's <br /> frontage. A$225.00 fee currently is required for processing,per DevelopmentTitle Table 9-240.2,in <br /> addition to a copy of the Grant Deed. (DevelopmentTitle Section 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$151.36 per additional daily trip-end <br /> generated in the Ripon area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R- <br /> 6-592) <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> f. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The Final Site <br /> Plan is required upon submittal of verification. <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact:Rodney Estrada,468-0331) <br /> a. A soil suitability study/nitrate loading study outlining all septic and processing waste must be <br /> performed priorto the issuance of building permits and/or approval of final occupancy permits,as <br /> required by DevelopmentTitle Section 9-1105.2(d). A review fee of$390.00 must be paid at the time <br /> of submittal to the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or the EPA Design Manual for on-site wastewater treatment and disposal systems is required for <br /> each parcel. A permit fee of$78.00 is required for each percolation hole. <br /> b. Should the number of non-residentindividuals exceed 24 for at least 60 days per year,or the number <br /> of service connections exceed four,a yearly permit to operate a public water system will be required <br /> Conditions of Approval - 3- UP-00-14 <br />
