necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) (2) A minimum of 63 parking spaces shall be provided, including three accessible spaces. (DevelopmentTitle Section 9-1015.9) f. LOADING: Four loading spaces shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) g. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (DevelopmentTitle Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided, however,that such light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) h. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of 50 feet, shall be installed across the frontage of the project site. (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the DevelopmentTitle. The parking area shall be provided with a minimum of five percent(5%)of landscaping within the perimeterof the parking area, not including landscaping along the streetfrontage. i. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities,including storage areas for trash,shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6)to seven(7)feet in height. Outside storage is not permitted in front yards,street side yards, or in front of main buildings. (DevelopmentTitle Section 1022.4[d][2]) j. Prior to the effectiveness of the conditional Use Permit and/or the issuance of the required building permit,the applicant shall apply for, obtain, and be in full compliance with all waste discharge requirements from the Regional Water Quality Control Board. This condition shall apply to both storm drainage and waste discharge. k. The facility shall not receive truck shipments on the weekends, which shall be between Friday night at 6:00 p.m. until Monday morning at 6:00 a.m. However, the business shall be permitted to receive truck shipments on Saturdays until 6:00 p.m. during the harvest season, which is from August to December. I. The facility shall not utilize or store more than two propane tanks as necessary to service the forklifts utilized in the business operation. m. There shall be no renting out or leasing of any of the buildings or occupancy of the premises to a separate business from the owner/applicant's business unless the owner already owns the business. n. The number of employees shall be limited to twenty-five (25)and divided between the morning, swing, and graveyard shifts as set forth on the attached Exhibit"A"from the correspondence from Conditions of Approval -2- UP-00-14
