APPROVED USE: This approval is for a nut and corn processing and packaging <br /> facility (Use Type: Agricultural Processing—Food Manufacturing) as shown on the <br /> Site Plan dated October 2, 2005. Phase one includes 84,000 square feet of <br /> existing building and the construction of one new 5000 square foot warehouse <br /> within 18 months. Phase two is to erect a 3,750 square foot warehouse within <br /> five years. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. LOADING: Four loading spaces shall be provided. Each space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in <br /> lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles <br /> are provided. ACCESS: Access driveways shall have a width of no less than twenty-five (25)feet <br /> for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case <br /> shall driveways designated as fire department access be less than twenty (20) feet <br /> wide. <br /> h.
