(2) A minimum of 63 parking spaces shall be provided, including three accessible spaces. <br /> (Development Title Section 9-1015.9) <br /> f. LOADING: Four loading spaces shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of 50 <br /> feet, shall be installed across the frontage of the project site. <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, <br /> or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> j. Prior to the effectiveness of the conditional Use Permit and/or the issuance of the required building <br /> permit, the applicant shall apply for, obtain, and be in full compliance with all waste discharge <br /> requirements from the Regional Water Quality Control Board. This condition shall apply to both <br /> storm drainage and waste discharge. <br /> k. The facility shall not receive truck shipments on weekends, which shall be between Friday night at <br /> 6:00 p.m. until Monday morning at 6:00 a.m. However, the business shall be permitted to receive <br /> truck shipments on Saturdays until 6:00 p.m. during the harvest season, which is from August to <br /> December. <br /> I. The facility shall not utilize or store more than two propane tanks as necessary to service the forklifts <br /> utilized in the business operation. <br /> M. There shall be no renting out or leasing of any of the buildings or occupancy of the premises to a <br /> separate business from the owner/applicants' business unless the owner already owns the business. <br /> n.
