FREDERICK ROAD <br /> RIPON, CALIFORNIA <br /> Dear Mr. Trickey: <br /> tr <br /> Kleinfelder is pleased to present the results of our soil suitability and nitrate loading studies for <br /> 23073 S. Frederick Road in Ripon, California. The Assessor's Parcel Number of the property is <br /> L 228-130-21, and a map showing the parcel location is attached. The purpose of our study was to <br /> determine the suitability of the property for septic tank usage. The study was performed in <br /> general accordance to the requirements of Section 9-10100© of San Joaquin County Ordinance. <br /> ` The following includes background information regarding the proposed development, past and <br /> present use of the site, existing septic tank performance and permitting, and the groundwater <br /> conditions in the project area. In addition, discussions regarding our investigative procedures <br /> Land the site conditions encountered during our field exploration and the results of percolation <br /> tests are presented. Finally, our project limitations are provided. <br /> 1. SITE DESCRIPTION/PROPOSED DEVELOPMENT <br /> LWe understand the 14.77-acre project site is zoned AG 40 (agricultural land). At the time of our <br /> study, the relatively-level site contained a residence, about nine commercial structures, paved <br /> parking and driving areas, lawn areas, and an orchard. We understand that one of the <br /> L commercial buildings (2,006 square foot implement shed) is to be torn down and a new 3,750 <br /> square foot warehouse constructed near the northwest property comer. Neither the structure to <br /> be removed nor the proposed warehouse has/will have sewer hookups. Three existing septic <br /> Lsystems are located on the parcel, with one each located in the northeast, western central, and <br /> southeast portions of the property. Permits are on file with San Joaquin County Environmental <br /> Health Department (SJCEHD) for the first two septic systems.
