According to San Joaquin Community Development Department,the Site is zoned AG-40,general <br /> agriculture,minimum parcel size 40 acres. This zoning designation"is established to preserve <br /> L agricultural lands for the continuation of commercial agriculture enterprises" (www.co.san- <br /> joaquin.ca.us,2005). <br /> 1.2 Proposed Development <br /> A tentative parcel map showing the proposed parcel division was provided to NOA by Quartaxoh& U <br /> Associates; the parcel division is depicted on the site map in Appendix A. According to Mr. <br /> I' Vrieling, the new, two-acre parcel will be used for a residence. To the best of his knowledge,the property has always been used as an almond orchard. <br /> Mr.Vrieling was interviewed in person during the site visit on February 28,2005. At this time,he <br /> indicated that he has lived in the area all his life. He stated that he replanted portions of the orchard <br /> from 1986 through 1996. <br /> L <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> L3.1 Existing On-Site Septic Tank Usage <br /> L One septic system currently exists on the Site.
