CONDITIONS OF APPROVAL <br /> UP-91-8 <br /> Panella Properties <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the issuance of any Building Permits. <br /> The approval will expire 18 months from the date of approval unless <br /> (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> 1. PLANNING DIVISION: <br /> Conditions of Approval: <br /> a. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side. <br /> b. All truck repair activities shall be conducted within the <br /> shop building. <br /> C. Outdoor storage of vehicle parts and repair equipment <br /> shall not be permitted. <br /> d. Assessor Parcel Numbers 143-300-01 and 143-290-06, 07 , <br /> and 03 shall be merged. <br /> e. Gates shall be set back an adequate distance from public <br /> roadways to prevent interference with through traffic. <br /> Gate setbacks shall be shown on the Improvement Plan. <br /> Ordinance Requirements: <br /> The ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> f. All parking spaces, driveways, and maneuvering areas must <br /> be paved and permanently maintained with asphalt or <br /> cement. Bumper guards must be provided where necessary <br /> to protect adjacent structures or properties. <br /> g. All parking stalls and driveway directions must be <br /> delineated. <br />
