h. Parking lot lighting shall meet the following minimum <br /> standards: <br /> (1) The equivalent of one foot candle of illumination <br /> shall be provided throughout the parking area. <br /> (2) All lighting shall be on a time clock or photo- <br /> sensor system. <br /> (3) All lighting shall be designed to confine direct <br /> rays to the premises, with no spillover beyond the <br /> property. <br /> i. Sound levels shall not exceed 75 db Ldn at property <br /> lines, except 65 db Ldn at the southern property line. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. The owner shall execute an Irrevocable Offer to Dedicate <br /> a 10-foot-wide right-of-way along the Cardinal Avenue <br /> frontage of APN 143-290-06. <br /> b. The frontage improvements for Cardinal Avenue shall be <br /> constructed in conformance with standards for a 60-foot- <br /> wide right-of-way commercial street, which includes curb, <br /> gutter, and sidewalk. The construction of the frontage <br /> improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage Improvement Agreement prior to <br /> issuance of a building permit. A $250 . 00 fee currently <br /> is required for processing, per Planning Title Section 9- <br /> 10500, in addition to a copy of the Grant Deed and an <br /> estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied <br /> by the Department of Public Works and submitted to Public <br /> Works for approval. As an option, Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $100. 00. <br /> C. Access for APN 143-310-07 shall be provided. <br /> d. Farm Street shall be abandoned prior to approval of the <br /> Improvement Plan. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br />
