Lack of protection for ground water— currently in litigation with <br /> the City of Ripon accused of contaminating Well 912. <br /> a. Regulated on-going inspections and testing of surrounding <br /> private residential wells and penalty for any contamination, <br /> reduction in water table or other related water problems <br /> experienced by the property owners <br /> b. Pre-determined legal process for property owners damaged <br /> by water related actions of applicant agreed to up front by the <br /> applicant. <br /> c. Require at the least a "cement" basined Storm Drainage <br /> Pond. <br /> d. Regulated on-going inspections and testing of the Storm <br /> Drainage Pond, especially for mosquitoes. <br /> e. Regulated pumping of the Storm Drainage Pond. <br /> 8. Lack of responses from Cal Trans, Ripon Fire Department, and <br /> South San Joaquin Irrigation District <br /> a. Approval of"emergency" response departments and <br /> appropriate access —Hazmat training at Station II of RFD <br /> b. Potential damage to irrigation lines providing water to <br /> neighboring agricultural properties <br /> 9. Potential loss in property values <br /> a. Burden on title to all surrounding properties regarding <br /> appropriate disclosure of potential site now in affect. <br /> b. Potential burden on surrounding properties regarding <br /> disclosure of any environmental issues emitted from the <br /> property once in place <br /> c. Loss in property values due to location of <br /> ProcessingUstribution Center to be determined when one of <br /> the property owners chooses to sell. It will be dictated by what <br /> a"welling buyer will pay, and a willing seller will agree to <br /> take". <br />
