The report and plans shall identify <br /> existing conditions, propose alterations necessary to bring the building in compliance with the <br /> current code and include the following: <br /> A) Description of proposed use <br /> B) Existing and proposed occupancy Group or Groups <br /> C) Type of construction <br /> D) Sprinklers(Yes or No) <br /> E) Number of stories <br /> F) Building height <br /> G) Allowable floor area <br /> H) Proposed floor area <br /> 1) Occupant load based on the CBC <br /> 4) Modifications to existing buildings are required to include upgrades related to disability access <br /> pursuant to Section 1134B of the CBC. Plans showing these upgrades must be prepared by a <br /> registered engineer or licensed architect and shall be submitted for review and approval prior to <br /> issuance of a building permit. <br /> 5) There are some discrepancies in the square footage of the existing buildings show on the site <br /> plan when compared to previous applications. Verify the actual square footage at the site and <br /> revise the site plan as needed. <br /> 6) Pursuant to Table 4-3 of the California Plumbing Code, toilet facilities shall be accessible to <br /> employees at all times, should not be more that 200 feet from where employees are regularly <br /> employed and accessible by not more than one flight of stairs. The plans shall indicate the <br /> location of the toilet facilities and the travel distance from work areas. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact:Alex Chetley, [209]468-3000) <br /> a) The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards. The capacity of both upstream and downstream drainage facilities <br /> cannot be exceeded due to runoff from the development. Retention basins shall be fenced with <br /> six (6) foot high chain link fence or equal when the maximum design depth is 18 inches or more. <br /> Required retention basin capacity shall be calculated and submitted along with a drainage plan <br /> for review and approval, prior to release of building permit. (Development Title Section 9-1135) <br /> b) The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current schedule <br /> at the time of payment. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-00-433) <br /> c) The Regional Transportation Impact Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current schedule <br /> at the time of payment. (Resolution R-06-38) <br /> d) A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> e) The proposed project disturbs less than one (1) acre of ground and is not part of a larger plan of <br /> common development. The proposed project shall follow best management practices of the <br /> County"Small Site Storm Water Management Plan". <br /> Informational Notes: <br /> (i.)
