(2) Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties (Development Title Section 9-1015.5). Any existing parking spaces <br /> displaced by the approved building expansion shall be replaced on a one-to-one <br /> basis. Details shall be included on the Site Plan. <br /> (3) Parking shall be provided as follows: One-half parking space shall be required <br /> for each new employee resulting from the expansion of the existing facility. The <br /> size and location of the parking spaces shall be consistent with the requirements <br /> of Chapter 9-1015 of the Development Title. Parking calculations and details, <br /> including the 45 existing parking spaces for current employees, shall be included <br /> on the Site Plan. <br /> e. STORM DRAINAGE. Any additional storm water drainage created by new improvements <br /> shall be retained on the site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. Any additional storm drainage <br /> runoff created by new improvements shall be retained in the site's existing storm pond. <br /> The drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Site Plan. Drainage calculations must be attached. <br /> f. SIGNAGE. No additional advertising signs shall be permitted as a part of this approval. <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way width of <br /> French Camp Road, shall be installed across the frontage of the project site prior to <br /> issuance of the Certificate of Occupancy. Details shall be consistent with Chapter 9-1020 <br /> of the Development Title and be included on the Site Plan. <br /> h. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of one-hour, fire- <br /> resistive construction. <br /> (2) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (3) Provide restrooms conforming with all disabled access requirements (C.C.R.,Title <br /> 24). <br /> i. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance (C.C.R., Title 24). <br /> (2) Provide identification signs for the parking spaces, including the'tow away'sign, <br /> at each entrance or visible from each space (C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Trtle 24). <br /> Conditions of Approval - 2 - SA-95-20 <br />
