Conditions of Approval <br /> On July 28, 1995, the San Joaquin County Community Development Department approved SA-95-20 <br /> subject to the Conditions of Approval listed below. This approval will expire within 18 months of the <br /> date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. Unless otherwise specified, all Conditions of <br /> Approval must be fulfilled prior to the establishment of the use and the issuance of any building <br /> permits. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> a. APPROVED USE. This approval shall be for the 40,625-square-foot expansion of an <br /> existing wood storage distribution facility, as shown on the approved Site Plan dated June <br /> 13, 1995. <br /> b. BUILDING PERMIT. Submit a 'COMMERCIAL BUILDING PERMIT APPLICATION'for the <br /> approved building expansion. The Site Plan required as a part of the building permit <br /> must be prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details (including gates), on-site parking, landscaping, <br /> signs, existing and proposed utility services, and grading (refer to the'SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title Section <br /> 9-884) <br /> No building permits shall be issued for the approved building expansion until the 'Notice <br /> of Lot Line Adjustment' has been recorded for Lot Line Adjustment Application No. LA-95- <br /> 29. <br /> C. SETBACKS. The approved building expansion shall respect a minimum ten-foot setback <br /> from the west property line and a minimum 30-foot setback from the north and south <br /> property lines. (Development Title Section 9-610.5) <br /> d. PARKING AND SURFACING. Off-street parking shall be provided and comply with the <br /> following: <br /> (1) All parking spaces, driveways, maneuvering areas, and parking areas shall be <br /> surfaced and permanently maintained with base material of appropriate depth <br /> and asphalt concrete or Portland cement concrete to provide a durable, dust-free <br /> surface. (Development Title Section 9-1015.5) <br /> (2) Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties (Development Title Section 9-1015.5). Any existing parking spaces <br /> displaced by the approved building expansion shall be replaced on a one-to-one <br /> basis.
