CONDITIONS OF APPROVAL <br /> MS-91-108 <br /> Lagorio Revocable Trust <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required (Planning Title Section 9-9112). <br /> b. The remainder shall be designated as 'Designated Remainder' on the Parcel Map <br /> (Subdivision Map Act Section 66445). <br /> C. The owner shall provide a 60-foot-wide nonexclusive access easement from French Camp <br /> Road to the end (on the easterly property line of Parcel 1) (Planning Title Sections 9-9204 <br /> and 9-9380). <br /> d. The proposed access road shall be improved in accordance with the minimum <br /> requirements of Uniform Fire Code Section 10.207 and the French Camp-McKinley Fire <br /> District (Planning Title Section 9-9422). <br /> e. A community detention pond/terminal drainage system shall be required when the <br /> Designated Remainder is developed and an association is formed for its maintenance. <br /> Parcel 1 shall be allowed to drain into the existing pond located within the Designated <br /> Remainder until the Designated Remainder is developed. A drainage easement for the <br /> benefit of Parcel 1 shall be provided. The additional run-off generated by the access road <br /> shall be retained on the site (Planning Title Section 9-9404). <br /> f. The Water Supply Facilities Impact Mitigation Fee will be required when parcels are <br /> developed. The fee is due and payable at the time of building permit application. The <br /> fees currently are$208.00 per 1,000 gross square feet of building designated as'Office," <br /> $207.00 per 1,000 square feet of building designated as 'Service Commercial,' and <br /> $83.00 per 1,000 square feet of building designated as 'Warehouse' or 'Manufacturing.' <br /> If there is no building permit required, the fee will be exempt. The fee shall be <br /> automatically increased on January 1 of each year at the rate of 6.9 percent. An <br /> additional 3.5 percent shall be added to the fee upon payment for processing and <br /> administering the program (Resolution R-91-327). <br /> g. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee <br /> is due and payable at the time of building permit application. The fees currently are <br /> $2,603.00 per 1,000 gross square feet of building designated as 'Office,' $1,889.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial,' $1,323.00 per <br /> 1,000 gross square feet of building designated as *Warehouse," and $1,043.00 per 1,000 <br /> gross square feet of building designated as 'Manufacturing' in the Stockton area. The <br /> fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record (Resolution R-90-304). <br /> Conditions of Approval - 1 - MS-91-108 <br />
