h. Remove the existing access road to Parcel 1 prior to recordation of the Parcel Map. <br /> i. The improvements for the proposed access road shall be constructed in conformance <br /> with the standards for a 60-foot-wide right-of-way industrial street. Prior to recordation of <br /> the Parcel Map, the access road shall be constructed from French Camp Road to the <br /> west property line of Parcel 1 to a minimum width of 20 feet and be constructed to allow <br /> widening to the full width when the Designated Remainder is developed. The access <br /> road shall be constructed across the frontage of Parcel 1, from the west property line to <br /> the existing pond, to one-half of the total improvement width plus a 12-foot-wide travel <br /> lane. The construction of the remaining frontage improvements will be deferred upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement Agreement, with a deposit <br /> equivalent to the estimated construction costs prior to approval of the Parcel Map. A <br /> $250.00 fee currently is required for processing, per Planning Title Section 9-10502, in <br /> addition to a copy of the Grant Deed, legal descriptions of Parcel 1 and the Designated <br /> Remainder, and an estimate. The estimate and legal descriptions shall be prepared by <br /> a Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to Public Works for approval. As an option, <br /> Public Works will prepare the drawing and estimate for an additional fee of$100.00. The <br /> construction of the remaining improvements will be required when the Designated <br /> Remainder is developed (Planning Title Sections 9-9430 and 9-9433). <br /> j. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map (Subdivision Map Act Section 66411.1). <br /> k. All easements of record shall be shown on the Parcel Map (Planning Title Section 9- <br /> 9162). <br /> I. The improvements for the proposed road shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. All improvement plans and <br /> specifications must be approved by the County of San Joaquin Department of Public <br /> Works prior to approval of the Parcel Map. Plan check and field inspection fees are <br /> required (Planning Title Section 9-9135). <br /> 2. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the Parcel Map to indicate <br /> that the area is suitable for septic tank usage. <br /> b. State on revised plans or improvement plans the maximum number of employees the <br /> sewage disposal system is being designed for and that the leach field area will be <br /> barricaded so that it cannot be driven over, parked on, or used as a storage area. This <br /> leach field area must be used for that specific purpose only and cannot contain any <br /> underground utility lines. Also, show a 100 percent expansion area for the sewage <br /> disposal system and the well location for each parcel. <br /> Conditions of Approval - 2 - MS-91-108 <br />
