C. Construct a water well under permit and inspection of the Environmental Health Division <br /> Prior to occupancy. Should the number of nonresident individuals exceed 24 for at least <br /> 60 days per year, or the number of service connections exceed four, a yearly permit to <br /> operate a public water system under the provisions of Title 22, CCR, will be required by <br /> the Environmental Health Division. <br /> d. Construct an individual sewage disposal system under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> e. If floor drains are required or exist, they must be plumbed through a sand/oil separator <br /> and discharged to an aboveground system approved by the Environmental Health <br /> Division. This system must be designed by a registered engineer. The applicant must <br /> file an application for facility permit/waste discharge with the Central Valley Regional <br /> Water Quality Control Board. The application forms can be obtained from the <br /> Environmental Health Division. If the aboveground holding facility have to be emptied, <br /> the contents will have to be analyzed for any hazardous material. Specific test <br /> requirements can be obtained from the Environmental Health Division. <br /> f. Refuse, garbage and other solid waste material must be stored, removed, and <br /> transported to an approved landfill in accordance with San Joaquin County rules and <br /> regulations. <br /> 4. DEVELOPMENT SERVICES DIVISION: <br /> a. The north property line of Parcel 1 shall provide for a minimum 30-foot-wide front yard <br /> setback from the proposed road to the existing building. (Section 9-4010.1(c)) <br /> b. Prior to recordation of the Parcel Map, the equipment that is presently stored outside on <br /> Parcel 1 shall be stored in such a manner that it is not visible from French Camp Road. <br /> C. Prior to recordation of the Parcel Map, the use of Parcel 1 by Hot Woods shall be <br /> discontinued, or an approved permit shall be issued. <br /> 5. STOCKTON METROPOLITAN AIRPORT: <br /> a. The applicant shall grant a Deed of Avigation and Hazard Easement to the County. <br /> 6. FRENCH CAMP FIRE DISTRICT: <br /> a. The water system installed within the subdivision shall be designed for the addition of fire <br /> hydrants in the future when required by building construction. In the event any building <br /> construction takes place within the subdivision, the developer shall loop the water/fire <br /> system to the existing system to the east. <br /> b. The water system within the subdivision shall have fire hydrant tees no further than 300 <br /> feet apart. In the event of future building construction, fire hydrants shall be installed to <br /> provide adequate service to the proposed buildings. <br /> C. The cul-de-sac shall have a radius of not less than 45 feet. <br /> d. The roadway shall be an all-weather road. <br /> Conditions of Approval - 3 - MS-91-108 <br />
